Below are some of our policies (which will now supersede any clauses in all leases previous to April 1, 2020) to refresh you.
We have made a few small changes which will simplify it:
- Payments are Due by the first of each month in advance ( i.e.- May rent is due by May 1)
- Any rental payment received after the 10th of the month will be subject to a late fee of $15.00/ month in addition to the rent. Effective May 1, 2020. This will automatically be added in the system.
- If rent is not received by the 15th of the month the landlord retains the right to over lock the unit (without notifying tenant), thereby locking the tenant out until such a time as all rent and late/lockout fees have been paid.
- If a tenant is locked out there will be a $25. per month lockout and processing fee imposed on top of all late fees retroactive to the first month the rent is late.
- If rent and related lockout fees are not paid by the 30th of the month you may get an abandonment notice.
- Should a check be returned for any reason to the landlord, a $45. service charge may be charged.
- You will be able to inform us when you will be moving out (or have moved out) by entering the info/date in the electronic system. You will also be able to contact us if you need to. Reminder that you need to provide 30 days advance notice of move out.
- When you move out, please be sure to remove all contents of your unit from not only the unit but also the complex and please be sure the unit is swept clean in order to receive your damage deposit back less any outstanding charges. If we have to sweep your unit at all, there will be a charge.
- Please remember that your unit can be accessed Sunrise to Sunset only!
